Choosing the Right Agent
Whether you’re selling or buying, the realtor you choose can make all the difference in how long the process takes, the final price you get, the home loans you choose, and how satisfied you are with the process. While every situation is different, here are a few things to look for to determine whether an agent is a good match for your circumstances:
• Ask about experience. While every state has requirements for holding a real estate license, most are not too difficult to meet. Therefore, it’s the experience that makes the difference. Ask some specific questions, such as these:
How many homes has the agent sold in the last 12 months?
How many clients have the professional helped buy a home in the last year?
Were those transactions in a similar price range to yours?
Does the agent know your neighborhood or the one in which you hope to buy?
• Trust is key. Your home, whether you’re buying one or selling one, is probably the most expensive thing you will ever own. The person you choose to help you manage that asset is vital to your future, just as much as your investment broker or your banker. Don’t give control of such a giant piece of your wealth to just anyone. Interview multiple agents and eliminate any who don’t seem to have a high level of integrity.
• Communication is critical. If an agent’s communication style doesn’t sit well with you, the whole experience will be frustrating. Arrange to speak with the agent by phone, via email, and through text to see how they might behave when acting on your behalf.
• Response time should be reasonable. When you have a question about how to purchase a new home or sell one, your agent shouldn’t take days to get back to you. While they can’t be available to you 24/7, you should respect a response to calls, emails, and texts within a few hours, unless the agent tells you they will be out of touch on a specific date.
• Research thoroughly. Selling or buying a home can take a few weeks or several months. If you have to start over with a new agent, you can lose valuable time. Search for online reviews and talk to people you know who have used the agent’s services. An experienced agent will have many clients in your area, so you should have no problem finding references if you ask around.
• The economy is always relevant. Buying or selling real estate and the economy in your area are inextricably linked. Your agent should understand the basics of supply and demand and the specific factors involved in your local economy. For example, if a new employer is moving into town and building a factory near your neighborhood, your agent should understand how that affects the demand for homes in the area.
